It is one of the more common questions we do get asked, should my drains have water in them? And there are two answers:
The first answer is YES: Your sewer drains should hold water in certain locations. The reason for the water in the drainage fixture is to prevent rodents and smells entering the building. For example a toilet pan has water in its bowl always this is to prevent foul smells entering the building. Other examples could be the J trap or shower drain these are also designed to hold water during normal operation. If you do however notice excessively high levels of water there could be a blocked drain causing the problem.
The second answer is NO: If you notice that drains are overflowing or making a gurgling noise or even sucking the water seal dry it would most likely point towards a fault in the drainage system. The main sewer drain is designed to self cleanse (when installed correctly) and this is achieved by having the correct grade or slope on the pipe and therefore when any debris put into the line it will move along the pipe and end up in its correct destination.
Through using our CCTV drain investigation equipment we can identify areas of a drain which may be holding water due to a blockage or even a collapsed section of pipe. When a drain has been newly installed or recently cleaned out there will be very little debris standing still in the line it will all move away promptly and this is how we identify problems by using our special equipment.
Today the water seals are becoming smaller so that aesthetically speaking they look more compact and fit into smaller spots. In the image below you will see an example of a relatively new toilet installed in Hawaii, the water seal is quite present on this particular style of system, but not all are like this one. Plumbing today is designed to be very hygienic not like many years ago when fixtures did not have water seals and rodents where present inside our sewage systems.
If you own or work in a commercial kitchen the likelihood is that you will also have a Rheem boiling water unit mounted to the wall also known as a Rheem Lazer. These systems are popular due to there high efficiency of being able to deliver boiling water in large quantities continually to enable chefs to prepare their food faster. Some of the more modern versions are also fully programmable to enable the user to program the system to turn on and off at various times to be more energy efficient.
Unfortunately like all things they do start to break down and need to be serviced and repaired throughout their life. These systems are very complicated and cannot be repaired by any run of the mill plumber you will need a technician who is across the ins and outs of these units. As our planet grows older and we all start to become more educated about the effects our existence is doing to it we are becoming ever more concerned about the ways in which hot water is delivered to our properties. It's not just on a domestic scale many new commercial developments today are extremely focused on just how the overall energy consumption a building is using.
At Mayfair Plumbing we have certainly noticed a large swing towards more energy efficient methods of heating water. Depending on the system selected for the property enough energy can be generated from the sun to provide hot water for almost 3/4 of the year without any contribution from the grid or gas consumption.
In an ideal world everyone would have access to 5 star energy efficient heating methods for their water, but unfortunately this is not always the case and in the majority of the world they are not taking advantage of what could potentially be saving them hundreds if not thousands of dollars per year on their utilities bills.
In South Australia we are particularly lucky in a sense that we have full access to gas (either bottled or piped), electricity and sun (solar). Whether or not people and developers are taking full advantage of this is another question.
Manufacturers such as Rheem are amongest the popular water heating companies in Australia today because they offer a broad range of systems. Starting off with the not so energy efficient is the electrical storage models. These come in various sizes and can be located inside or outside of the property. Moving towards the far more energy efficient models is the gas fired systems whether it be a storage style of system or a continuous flow model these are extremely popular across Adelaide. BUT what would now be considered the most energy efficient range of water heaters is anything which has a solar component involved, which I will go into detail in the next paragraph.
Solar is the future of energy efficient hot water in Adelaide the reason is that while you are using the sun's rays it costs nothing! Typically speaking in South Australia a solar hot water service will deliver enough heat for around 9 months of the year without the need for any additional fuel source to heat the water making this an exceptional source for energy efficient hot water.
There are of course many options when it comes to using the sun's rays to heat our water. In a commercial arrangement you will now see that many roof tops have a large bank of solar panels where the water is first fed through these numerous panels to preheat the water, it will then return through a number of continuous flow water heaters in case the water temperature needs topping up and it is then stored in large cylinders for times of peak demand for hot water ie: night times when majority of tenants or occupiers are at home.
With many councils and architects now specifying that a development must comply with a minimum 5 star energy rating it's no wonder we are now seeing so many hot water installations combined with a solar component.

When it comes to leaking toilets, the technology involved has really changed as has the style of toilets we are now installing. With the recent introduction of the dual flush toilet cisterns onto the plumbing market we have seen the overall design of the toilet suite itself change significantly. Today you will notice that the operation of the cistern itself is quite simple and compact. In the past, we were dealing with bulky awkward components which became very hard to repair due to their original design faults.
Today there are two main parts which could fail over the life of a toilet cistern and they are the water inlet valve and the outlet rubber. The inlet valve is today classed as universal part and there are a few different manufacturers on the market which now produce this product. At Mayfair Plumbing and Gasfitting we personally favour the Fluid Master Pro Series and the Geberit styles of inlet valves. When we then look at the outlet rubber it is a much thicker rubber donut style and contains more latex giving it a longer life. If you are familiar with the older style of outlet rubbers they were renown for breaking down and crumbling away over time.

Braided stainless steel water hoses are readily available to anyone at your local hardware stores and plumbing merchants. They are commonly installed by licensed plumbers but occasionally due to their availability and ease of installation they are also installed by homeowners, handymen/women or builders.
When our plumbers from Mayfair Plumbing and Gasfitting attend a home or business where someone other than a plumber has previously been onsite we often see a common tell tale sign that the flexible water hose has not been installed by a licensed plumber. On the male part of the connection usually a brass thread or a mini cistern cock there is thread tape or teflon seal applied. There is absolutely no need for this, in fact it is just making your life harder.
As you will see in our you tube video below the flexible water connector hose comes factory fitted with a rubber seal. The rubber seal inside the stainless braided hose is designed to create a watertight seal between it and the male thread. It is important to ensure that the male thread is in good condition (straight and smooth), but if you are connecting to an isolation valve (mini cock) there will be a factory thread creating the perfect marriage between the two.
Although we always recommend this work be performed by a Master Plumber we know that this does not always happen.
